Maintenance Supervisor Santa Rosa / Santa Clarita | Bakersfield, CA
PERSONNEL
The Maintenance Supervisor is directly responsible for the work performed by all staff members employed at properties under his/her supervision.
The Maintenance Supervisor is under the discretion of the Property Manager and has the authority to hire and terminate maintenance employees in consultation with the Property Manager.
The training of maintenance employees is the direct responsibility of the Maintenance Supervisor. As employees are hired as trainees, it is imperative that the Maintenance Supervisor assign these persons to work closely with the more experienced maintenance personnel.
The Maintenance Supervisor is to continually evaluate the performance of all maintenance employees. In consultation with the Property Manager, written evaluations and recommendations will be made annually for an increase in salary and/or advancement within the Company.
The Maintenance Supervisor is to assist the Assistant Property Manager and the Property Manager in maintaining accurate payroll records.
The Maintenance Supervisor is directly responsible for the safety, workmanship and appropriate conduct of each maintenance employee under his/her supervision.
ADMINISTRATIVE DUTIES
The Maintenance Supervisor is responsible for move-out inspection of all vacated units to assess damage and maintenance needs.
The Maintenance Supervisor, in consultation with the Assistant Property Manager and Property Manager, is responsible for scheduling work to be completed in all vacant apartments, otherwise known as the Make Ready Schedule, or “MRS”.
The Maintenance Supervisor must ensure that all vacant units are in make-ready condition that meet Company standards with minimum turnaround time.
The Maintenance Supervisor is directly responsible for evaluating the performance of outside contractors and vendors performing work on the property. Any substandard or inadequate work is to be immediately reported to the Property Manager.
Adhere to all procedures, policies and directives as set forth by the Property Manager.
FINANCIAL DUTIES
The Maintenance Supervisor is directly responsible for keeping inventory of all parts and materials on the property, and for ordering new supplies.
Review maintenance related invoices to insure accurate billing. Simultaneously track all maintenance-related expenses and continually re-evaluate monies spent.
The Maintenance Supervisor is responsible for maintaining the properties’ tool inventory and keeping all equipment in good condition.
PROPERTY MAINTENANCE
The Maintenance Supervisor must ensure that all maintenance service requests are coordinated and responded to per PLP policy.
Analyze maintenance operations with a view towards cost reductions.
Establish on-call schedules and assign personnel for preventive, corrective, and deferred maintenance as needed.
Walk and inspect the property on a regular basis. Record any deficiencies and take immediate action to improve the general appearance of the property. Make recommendations to the Property Manager.
Keep in continual contact with the Landscaping Contractor to ensure proper maintenance of irrigation system and foliage.
Study and evaluate ways to improve services and facilities from the standpoint of quality, efficiency and economy.
Requirements
Advanced hands-on knowledge of apartment maintenance. Major appliance repair. Intermediate plumbing. Intermediate electrical (State license when required). Good written and verbal skills. Basic carpentry and sheetrock. Ability to speak, write and read English. Spanish speaking not required, but preferred.

Property Manager Sprint Mountain | Corning, CA
PERSONNEL
The Property Manager is directly responsible for the work performed by all staff members under his/her supervision on the property.
The Property Manager, at the discretion of, and in consultation with, the Regional Property Manager, has the authority and responsibility to hire, schedule, train, discipline, and terminate employees in accordance with Company policy.
The training of employees is the direct responsibility of the Property Manager. It is imperative that the Property Manager supervise and follow the progress of all employees.
The Property Manager continually evaluates the performance of all employees. Written evaluations and recommendations will be made annually for an increase in salary and/or advancement within the Company.
The Property Manager is directly responsible for maintaining accurate payroll records.
The Property Manager adheres to all PLP policies in the employee handbook.
The Property Manager serves as the Safety Officer for the Property.
Assist the Regional Property Manager in executing Company policy and any changes as directed by the Company.
ADMINISTRATIVE DUTIES
Keep all the property files and computer reports current at all times.
Make sure that vacant units are in rent-ready condition with minimum turnaround time and expense. Personally inspect to ensure vacant apartments are finished to Company standards.
The Property Manager is directly responsible for authorizing credit checks, and reviewing all the necessary paperwork for a new resident.
Work with residents to resolve problems and have responsibility for our Customer Service Program.
The Property Manager is directly responsible for compiling and typing letters and memos, as well as preparing reports on a weekly and monthly basis.
Oversee Maintenance Supervisor in scheduling work to be completed in all vacant apartments, otherwise known as the Make-Ready Schedule, or “MRS”.
Assist Maintenance Supervisor in communicating with any outside vendors and contractors that work on the property.
Communicate directly with the Regional Property Manager.
Actively participate in local police crime prevention programs. Additionally, participate in community relations and plan get-togethers for residents.
FINANCIAL DUTIES
The Property Manager is directly responsible for overseeing all work performed at the property. Ensure that all rents are collected on a timely basis and apply rental policies consistently and fairly toward all residents. Responsible for collecting on all “workout” agreements and for depositing of all monies collected.
The Property Manager is directly responsible for the collection of all delinquent rents. Contacts attorney regarding necessary evictions and updates Regional Property Manager on legal proceedings.
Review all invoices and ensure that they are coded appropriately.
Prepare security deposit refunds based upon move-out inspection reports.
Implement and supervise Lease Retention Programs, including all rental increases and lease renewals.
MARKETING
The Property Manager is directly responsible for maintaining the highest possible occupancy at the highest rents. Oversee all renting activities in the leasing office. Show and rent apartment homes to prospective residents when necessary. Provide ongoing leasing training and direction to the Office Staff.
Maintain records of rent levels of comparable units in immediate market area “Comp Survey Report.” Ensure accurate marketing reports.
Responsible for off-site marketing and Resident Retention Program.
Work with the Regional Property Manager on recommendations for advertising.
PROPERTY MAINTENANCE
Play an integral role in communicating with the on-site Maintenance Staff to ensure that work orders are completed in occupied apartments in a timely and professional manner, on a one-call basis when possible.
In consultation with the Maintenance Supervisor, Regional Property Manager, and Regional Maintenance Supervisor, itemize and schedule preventive, corrective and deferred maintenance work.
